Tools to Help Your Online Real Estate Shopping
"My Real Estate" offers a number of very valuable functions. This page will explain each of them in a little bit of detail so you'll know what you can do and how.
The My Favorites choice ties in with a tool that allows you to mark properties that are of interest to you as a "Favorite." You can add as many properties as you like to your favorites. Then when you visit again, even days later, you can click on "My Favorites" to see the listings that are marked as your favorites (if the listing has expired you won't see it in your list, however).
When you're looking at your favorite listings you can click on a button to email those listings to your Realtor for follow up. It's a quick and easy way for you to personalize your online experience using our website.
When you set your preferences you can put in some information based on the type of mortgage you think you'll be using to buy a property. Then, whenever you see a property that you like, you can click the "calculate payments" button to and a hypothetical mortgage payment will be calculated for you based on your specific mortgage preferences.
Other preferences you might need to change: You can also use the preferences page to change your login id (which is your email address), your name, and your email notification frequency, which relates to email notifications of saved searches.
Saved Searches and Email Notifications
The "Saved Searches" tool allows you to set up a search that's as complex as you like and then save that particular search for days, even weeks or months later. For example: let's say you've really dialed in a search. Perhaps you specified that you wanted to see all residential houses from $250,000 to $275,000 having 4 bedrooms, 3 baths, and was built in 1996 or later. Run your search and then click on the "save this search" link at the top of the page. You can give your search a descriptive name, like "usual search."
Then what? Then you come back in 2 weeks, log in, run your saved search and see what houses will be pulled up under the same search. Likely the selection will change. It's a quick and easy way to stay in touch with what's happening in the housing market for only that small group of properties that you're interested in.
But there's more you can do with saved searches. Set up a saved search, then click the link next to it that says "email changes." This will turn on an email notification "switch." Then you will receive an email notification whenever a new property matching those search specifications shows up in the MLS. It's the perfect way to make sure you're in touch with the latest listings you might be interested in.
Request a CMA
A CMA is a "Comparative Market Analysis." This is a Realtor term for a quick and fairly dependable way of estimating the selling price range of your home. You fill out a few pertinent facts about your home and the form comes straight to the office. The MLS is checked for properties that are similar to yours that either are on the market or have sold recently.
